Barnes Hollow Tract 9

Sold
10.00 acres in Barnes Hollow

Tract 9 is a great parcel as it is located directly along paved State Highway YY/County Road 346; the county road that fronts this beautiful development. There is power to this property and to the small cabin towards the northern portion of this tract. There is no well for this property and would be needed for water to the cabin at the buyer's expense. There is a small cabin on this tract at the end of the private gravel driveway. Note: The neighbor has a right of way easement to the west of the driveway. It is approximately 24 X 24 and has a 6 X 24 covered porch. There are 3 rooms, a large living space, a small kitchen area and a bathroom with tub/shower. There is also a small sitting area behind the cabin in the nice park setting with nice views of the farmland to the west. There is a gradual elevation change to this parcel as it has lots of level terrain throughout the entire property. It lies along the western section of this development and there is a fence line along western border only. Tree cover is moderate to heavy with lots of native grasses and brush common for this area. With perfect access, gentle to rolling terrain, this would be the perfect parcel for a cabin, weekend hunting property or to build a permanent residence in the Ozarks. Note: Pictures are current from May 2012. We have had the cabin cleaned up recently. Carpets will need to be cleaned or replaced. This cabin is being sold as-is, it will probably need some maintenance since there have been previous tenants. A previous owner also timbered some of the property, so several of the larger trees have been cut.

A buyer is never obligated to a timeframe to build on their property.

CAN I RESELL MY PROPERTY IN THE FUTURE AND MAKE A PROFIT?
While there is no guarantee of profit from any land sale, historically land prices have increased in value. We believe there are many reasons for this upward trend, including inflation, population growth, a decreasing land supply, the public’s desire for a more natural environment, the trend toward movement away from urban areas, and the increasing popularity of outdoor recreational activities.

CAN I MAKE AN OFFER AND WHAT KINDS OF DISCOUNTS ARE AVAILABLE?
Offers are discouraged as the properties are priced for immediate sale under our “No Haggle” pricing policy. Discounts are based on the finance plan that you choose.

WHY ARE SOME PROPERTIES MORE EXPENSIVE THAN OTHERS?
The properties have been priced according to our “A B C” analysis and consideration of the proximity of the parcels to existing electricity. “A B C” stands for Access, Beauty, and Character. In other words, how good, quick, or easy is the access to the property from the main highway or county road. The beauty of the property mainly pertains to the vegetation and scenery. The character of the property refers mainly to its topography, for example: Is the parcel flat, rolling, steep, etc.
