Expectations & Sales Performance
- This is a full-time hybrid role based in Allen, TX. As a Sales Executive at Classic Country Land, you’ll enjoy flexible hours and the opportunity to shape your own success. This role has the potential to generate anywhere from $100,000 to $500,000, depending on how much effort, creativity, and innovative thinking you put into it.
You’ll be responsible for generating your own leads, answering customer inquiries, and managing the entire sales process. Producing your own leads relies heavily on your marketing capabilities, so your ability to promote and attract customers is crucial. Think of this role as running your own business with the support of our extensive inventory and decades of experience. Much like a real estate agent working under a broker, your success will largely depend on your ability to market effectively, build relationships, and continuously grow your leads and sales. - Monthly Outside sales meeting.
Business Growth
- Building Your Business: You are essentially building a business within our company. Just like real estate agents, you should harness technology and social media to expand your reach.
- Tech Tools: Use platforms like Instagram, Facebook, TikTok, YouTube, Craigslist, eBay, and Google Ads to promote properties. Consider using BombBomb to send personalized video messages to customers, adding a personal touch to your interactions.
Sales Overview
- Process Length: The typical sales cycle can range from a day to a few weeks or sometimes months. This depends on the speed of the customer based on their comfort, interest, and finances.
- Financing Properties: All properties are sold in full or financed on a contract for deed, meaning customers will not receive the deed until the loan is fully paid off.
- Down payments range anywhere from $199 to 20% down typically.
- We offer financing at 2, 5, 7, 10, 15, and 20 years
- Property Visits: Always advise customers to visit the property before purchasing. Even if they don’t follow through, it is essential to provide this advice.
- Surveys: Each development page on our site includes property surveys and coordinates for each survey pin. It’s your responsibility to familiarize yourself with the surveys and coordinates to help guide your customers accurately.
- Covenants are deed restrictions that outline what is restricted on the property. Sales representatives should thoroughly explain these covenants to customers before they make a purchase and encourage them to review the details. All relevant information is available on our website, and it’s essential that customers fully understand the terms they are agreeing to so that they do not feel blindsided when the contract is sent to sign.
- Due Diligence: Encourage customers to research the property themselves, review maps, photos, and surveys, and understand the details before committing.
- Ultimately, we want each customer to be happy with their purchase and receive the best experience possible!
Compensation Breakdown
- Commission:
- First 5 Sales: 20% commission on the sales price. Paid monthly at 75% of customer payments until the full commission is earned.
- Sales 6-10: 15% commission. Paid monthly at 50% of customer payments until the full commission is earned.
- Sales 11+: 10% commission. Paid monthly at 50% of customer payments until the full commission is earned.
- Example:
- Average sales price: $45,000.
- Commission: 20% = $9,000.
- If the customer pays a $499 down payment, you receive 75% of that, or $374.25.
- If the monthly loan payments is $430. You receive 75% of that ($322) each month until your total commission is paid out.
- Important Notes:
- You only receive payment while the customer makes their payments. If they stop, your commission stops.
Sales Tools & Resources
- Each salesperson will receive a personalized website link.
- A CRM system for tracking leads and customer interactions.
- Access to Google Suite.
- Access to our phone system for communication.
- For the first three months, Classic Country Land will cover the costs of the CRM, phone system, and Google services. After this initial period, the independent contractor will be responsible for these expenses, totaling $105 per month. These costs will continue to be the contractor’s responsibility until the agreement with Classic Country Land is terminated.
Customer Support & Property Swaps
- Property Swaps: Customers have the option to swap properties for one of equal or greater value. We will adjust their principal balance to the new property, and a new document fee of $199 will apply.
- Customer Follow-Up: Nurturing relationships with your customers is crucial, as you rely on their consistent payments. You’ll receive automatic notifications if customers fall behind on payments, giving you the opportunity to follow up and assist them.
After the sale
- Questions on the customer’s account or monthly payments are directed to our loan servicing team.
- After the sale, any questions from the customer regarding locating their property, boundaries, or building, etc. will fall under your responsibility as part of maintaining the customer relationship. However, this will only represent a small portion of your overall role.
