Two Very Different Kinds of California
We sell two very different kinds of California. Up in the northeast corner, Modoc and Lassen Counties sit high against the Oregon border. Pine forest, mountain streams, and a national forest for a neighbor. Down south, San Bernardino County drops into the Mojave Desert. Dry, wide open, and about as far from a beach as California gets. Same state, different climates entirely. Both owner financed the same way.
Northeastern California: Pines, Streams, and National Forest
The northeast corner, Modoc and Lassen Counties, sits against the edge of the Modoc National Forest: green meadows, towering pines, and mountain streams running through juniper canyons. Eagle Lake anchors the Lassen County side of it. This is quiet, uncrowded country, well away from the coastal cities that make the rest of the state expensive.
Right now that means Moon Valley Ranch in Lassen County: 4 tracts of 20.1 to 21 acres, from $31,900, about $319 a month.

Mojave Desert: San Bernardino County
San Bernardino County reaches deep into the Mojave Desert, out past Trona and the Searles Lake playa, with views of the Slate and Argus Mountains in every direction. It's dry, remote, and about as off-grid as California land gets, which is exactly why it's the cheaper of our two California regions.

Classic Country Land finances California land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer.
